Hi, Charles -

Just want to let you know that Hawaii was great (too short), and we've returned and moved into the house. It is starting to come together, and we've already spent two nights there.

Kate and I want to express thanks for all the work you did for us, including

up-to-the-minute notification of homes coming on the market (which is mainly why we got the house we did), as well as the low interest rate. We also appreciate the patience through all the looking, and the "training" of what you need to know in being a home owner. We believe that we would not have got the same level of service nor as good a deal had we gone through a conventional realtor.

My recent home purchase proceeded quite smoothly through the fine efforts of my buyer broker, Charles Cox.

My biggest decision was to determine the location of my new residence. Charles was able to show me houses spanning a 40 mile area between Aptos and Campbell, California. He discussed the advantages of both real estate markets (Santa Cruz area versus San Jose area) in terms of investment potential, and counseled me as I was undecided about the best location for my needs. He provided daily listing information, vis-a-vis email, and promptly gained access to properties I was interested in viewing.

Another aspect of Charles’ service was his seemingly infinite patience. I was in the unique position of having almost unlimited time to house-hunt with no particular move-in date in mind. He never pressured me to hurry. In fact, he advised me to become familiar with as many areas as possible before narrowing my choices. That advice led me to consider a variety of neighborhoods, and gave me the confidence that my final decision was based on adequate research.

Charles also had the ability to remain flexible and act quickly. When an offer was presented and the closing was to occur in only 30 days, he maintained close contact with the seller’s realtor and the title company, daily monitoring the progress and taking care of the contingencies that arose. He communicated with me at least once a day by phone or email.

I was quite impressed with Charles’ negotiating skills and his efforts to acquire the lowest possible purchase price. As a Buyer’s Agent, he seemed more interested in my satisfaction than in his sales commission. I was confident that he had completed the necessary research to best advise me about home prices in the two different real estate markets I was exploring. Despite the fact that the seller’s agent was notoriously difficult to deal with, Charles tip-toed through the land-mines and kept everyone happy.

As the little details of negotiating emerged, Charles provided me with the names and phone numbers of local experts that could help with questions about such things as carpet damage and house inspections. His personal knowledge of house building was very beneficial, especially when he pointed out defects in construction, or conversely, made me aware of quality construction.

Charles was also quite helpful when I needed to secure a home loan, providing me the name of a lender. When I chose a different lender, he was attentive to that process, advising me about loan options, loan disclosures, interest rates, points, deadlines, and many other facts that I needed to know. At closing, he was present to advise me about the finer points of the legal contracts that I was signing. And today, I continue to receive email from Charles as he continues to educate me about real estate in my area.

I remain very satisfied with the services that Charles Cox provided. I strongly recommend him as a Buyer Broker because he professionally carried out his responsibilities to me, keeping my interests, my personal situation, and my satisfaction at the top of his list.
