We will provide comparable sales,  tell you what we think the information means and what price we feel the market will bear regarding any property you ask us about.

It can be a conflict of interest for other companies to provide buyer customers, selective comparative data if in conflict with  getting  the highest price

Will help you formulate an offering price
Which will reflect an opinion of the current market value of the home you wish to offer for.  The offering price is your choice, not the Seller's or Seller's broker or agent.

Agents working for Sellers cannot advise  the Buyer to offer any different price other than the asking price.  If they do, they could possibly be in breach of contract with their Seller clients for whom they are obligated to  get the highest price.
Commission can be structured  to motivate for

We help you purchase a house,
we don't sell you anything
We will never ask you to make an offer on a property...you are in control. We help you in preparation of an offer, only when you are ready.
Are typically  trained to  "sell" you a house.  They are usually sales people obligated to sell houses they have listed for the highest price possible.
WE NEVER PRACTICE DUAL AGENCY
It is our opinion that it is contrary to any principal's interest  to attempt representing both sides in a transaction.
Most agents prefer dual agency because they make more money.
